Abstract: ABSTRACT OF THE INVENTION The present invention provides a system and method for automated quantity takeoff and 5D cost estimation specifically adapted for residential construction projects. The invention addresses critical limitations of traditional manual estimation practices, including time inefficiency, measurement inaccuracies, systematic overestimation of materials, and inability to manage design changes effectively. The system comprises a parametric model-authoring module that generates a Building Information Model to Level of Development 300 standard, ensuring that all structural and architectural elements contain explicit geometric parameters, material properties, and spatial boundaries. A geometric-auditing module performs automated interference checks and geometric join operations to eliminate spatial clashes and overlapping volumes. A material-takeoff schedule module extracts quantities based on exact three-dimensional geometries, computing volumes, surface areas, weights, and counts. A hybrid-calculation module applies schedule-based mathematical formulas for unmodelled elements, including formwork surface-area calculation [Formwork Area = 2 × (Length + Breadth) × Height], material-waste factor application (typically 5 %), and masonry mortar-volume derivation (approximately 22 % of wall volume). A cost-database mapping module dynamically links extracted quantities to localised cost databases through a rule-based classification system. A dynamic design-change simulation module detects parametric modifications, automatically propagates changes through all dependent elements, and instantaneously recalculates affected quantities and costs. The system generates comprehensive Bills of Quantities, cost reports, and quantified agility metrics that compare manual recalculation time against automated regeneration time. Empirical validation on a G+1 residential villa project (approximately 250 m² built-up area) demonstrated a reduction of more than 75 % in quantity-takeoff time (from 54 hours to 8 hours), elimination of systematic overestimation errors that characterise 2D methods, and near-instantaneous cost updates (approximately 3 minutes versus approximately 14 hours of manual recalculation) in response to design modifications. The automated estimate lay within approximately 1.2 % of actual cost, compared with approximately 9 % variance for the manual estimate. The invention therefore significantly improves accuracy, efficiency, and cost predictability in residential construction estimation, offering a practical solution tailored to the constraints of small- and medium-sized enterprises that dominate the residential sector.
