Abstract: Abstract Disclosed is a real estate transfer system comprising a transaction kiosk, a permissioned blockchain network, and a processing unit. The transaction kiosk comprises an identity capture unit, a document scanning unit, a secure user interface, and a communication module for receiving participant identity data, property document data, and a transfer request for a real estate asset. The permissioned blockchain network stores a Dynamic Compliance Token (DCT) representing the real estate asset. The processing unit authenticates transaction participants, retrieves and updates compliance metadata of the DCT based on regulatory information, generates a fraud risk score, selects a jurisdiction-specific regulatory framework, validates the transfer request, executes escrow and conditional ownership transfer through a smart contract, synchronizes a completed transfer outcome with an external land registry system, and updates the DCT with new ownership data.
