The application for the patent was published on October 30, 2026, under issue no. 44/2026.

Abstract: The present invention discloses a graph-based digital twin framework for automated building maintenance and energy optimization. The framework represents physical building spaces, equipment, sensors, actuators and energy-consuming assets as nodes of a dynamic attributed graph, while spatial, thermal, electrical, airflow, functional and dependency relationships are represented as edges. Real-time sensor measurements are acquired and processed to continuously synchronize the graph-based digital twin with the physical building. A graph analytics module identifies abnormal node and relationship states and determines probable fault conditions. A predictive maintenance module estimates equipment health and failure probability based on temporal sensor information, graph connectivity, historical maintenance information and neighbouring equipment states. An energy optimization module utilizes predicted equipment health, occupancy, environmental conditions and energy demand to determine optimized operating states. An automated control module generates control commands for selected building equipment and receives actuator feedback for continuous digital-twin updating.
