According to the abstract released by the Intellectual Property India: "The present invention relates to an occupant-centric property valuation system (100), which integrates post-occupancy evaluation data and occupant perceptions into the valuation of multi-unit residential properties. The invention employs a structured methodology comprising identification of comfort factors through the Delphi method (104a), dynamic weighting of factors using the Best Holistic Adaptable Ranking of Attributes Technique (BHARAT) (108a), and a two-stage occupant survey (106) capturing occupant rankings and subfactor ratings on a normalized Likert scale. The survey data is processed using the Weighted Sum Method to compute individual sentiment scores, which are aggregated into Facility OSCARS Scores (FOS) (302) and Area OSCARS Scores (AOS) (306). A novel Occupant-based Property Value (OPV) correction factor, defined as the ratio of FOS to AOS, is then applied as a multiplier to conventional market valuations. The framework delivers transparent, reproducible, and occupant-driven property values while also providing diagnostic insights for regulators, courts, valuers, developers, and financial institutions."
