MUMBAI, India, Feb. 27 -- Intellectual Property India has published a patent application (202541131452 A) filed by Nellore, Mahesh; Sudha, Kayagurala Vinay; and Nellore, Mayur Arnav, Hyderabad, Telangana, on Dec. 24, 2025, for 'regulated real estate access system using aidc-verified project identity and geo-mapped public data.'

Inventor(s) include Nellore, Mahesh; Sudha, Kayagurala Vinay; and Nellore, Mayur Arnav.

The application for the patent was published on Feb. 27, under issue no. 09/2026.

According to the abstract released by the Intellectual Property India: "The present disclosure relates to a system (100) and method (300) for regulated real-estate access and project verification. The system (100) includes a data ingest module (120) configured to normalize regulatory project metadata and a GIS module (122) that maps project coordinates to a deterministic grid cell. A cryptographic hash core (124) generates a unique Project Identity Hash (PIH) to anchor the project's identity to an immutable distributed ledger (114). To facilitate secure access, an automatic identification and data capture (AIDC) identity module (118) generates dynamic AIDC markers (108) carrying time-bound tokens. The system (100) includes an accessibility layer (208) providing multi-sensory verification via Braille markers and voice triggers. A secure Expression of Interest (EOI) workflow integrates direct-to-Real Estate Regulatory Authority (RERA)-escrow financial rails to prevent fraud. The system (100) establishes transparent, inclusive, and trusted framework for anonymous real-estate discovery, regulatory auditing, and compliant transaction routing through cryptographically-bound identity root."
